The development project Rezidence Nad Černými lesy, located 30 km from Prague in Kostelec nad Černými lesy, offers 32 design apartments for sale. Exclusive sale of apartments with terrace, balcony or front garden is offered by real estate agency Luxent - Exclusive Properties.

The construction of the development project Rezidence Nad Černými lesy in Kostelec nad Černými lesy has just been launched, the final approval is expected to take place in October 2023. The exclusive sale of 32 design apartments with a terrace, balcony or front garden is mediated by the real estate agency Luxent - Exclusive Properties.

"Residence Nad Černými Lesy will fulfil the desire of people who want quality and luxury housing comparable to new Prague projects, but in the greenery and peace of a smaller town. In a place where they can find everything they need and with a good commuting distance to the metropolis," says broker Zdeněk Jemelík from the real estate agency Luxent - Exclusive Properties. The residential units are offered in the range from 1+kk to 4+kk and floor area from 34 m2 to 90 m2, so there is something for everyone. They will be built in a three-storey L-shaped building with a wheelchair-accessible elevator. The pleasant and elegant appearance of the building refers to the elements of futuristic architecture. VMS projekt's designers took care of the design that meets the parameters of modern 21st century living, where, for example, water heating and heating of the entire house is provided by water-air heat pumps. Its architectural form was then given by Bára Jozová and Vladislava Zikešová from the Kreatier studio.

The facade articulation corresponds to the scale of the surrounding buildings. The sense of security is enhanced by the recessed entrance of the house and the sloping terraces on the third floor offer privacy and views. Most of the façade surfaces will be covered with timeless white plaster, which will be complemented by concrete screed on the upper floors. The facade of the building will be accentuated by anthracite plaster. The proposed conventional balconies will be brick and lit by glazed sides. The front balconies will have glass balustrades and the terraces will have metal balustrades.

The enclosed complex will include a partially covered outdoor parking area separated by fences and sliding gates, as well as visitor parking spaces that are freely accessible. All apartments have basements in addition to the possible parking spaces. The exclusive apartments are designed with practicality and modern design in mind. The internal layout of the spacious living room connected to the kitchen and dining room will provide a comfortable social area of the apartment where you can host visitors. Thanks to the generously glazed French windows with anthracite frames, the rooms look airy and bright. You'll also find plenty of storage space in the hallways in the form of a pantry and the backdrop of built-in wardrobes.

In synergy with nature and the environment

Greenery will become an important part of the project. It will cover the parking spaces on the selected roofs as well as on their vertical structures, and will also line the access road. A private green space with lawn and tree planting will be created on the eastern side of the site. "The inclusion of green areas will bring a healthy stability to the whole area and prevent overheating," says Zdeněk Jemelík, adding: "the shape and location of the house were designed in response to the integrity of the surrounding buildings and the orientation to the cardinal points. The orientation to the green areas, the front gardens to the west and the communal garden to the east, will ensure plenty of privacy and tranquillity." It will also screen the residence from the adjacent road.
